North Carolina Appraisal License Requirements

The information contained below is designed to provide a summary of the minimum education, experience, and examination requirements established by the North Carolina Appraisal Board. The information provided below can be found on the Board’s website. However, we recommend you contact the Board for more detailed information and for any changes which may have occurred.

North Carolina Appraisal Licensure Levels:

  • Registered Trainee
  • Certified Residential Appraiser
  • Certified General Appraiser

North Carolina Appraisal Licensure Requirements:

  • Must be at least 18 years of age
  • Must have a high school diploma or its equivalent
  • Possess good character
  • Must meet the educational requirement for the applying level of licensure
  • Must meet the experience requirement for the applying level of licensure
  • For Certified Residential level: Meet one of the requirements pursuant to sections 1-6 of the North Carolina Appraisal Board Prelicensing Requirements
  • For Certified General level: A minimum of a Bachelor’s Degree
  • Satisfactory completion of the state examination (Registered Trainees are not required to take a state exam)
  • Submit application, required documents, and associated fees 

North Carolina Appraisal Education Requirements:

  • 75 hours for the Registered Trainee which consist of the following courses: Basic Appraisal Principles (30 hours), Basic Appraisal Procedures (30 hours),15 Hour National USPAP Course or its equivalent (15 hours)
  • 150 Hours for Licensed Residential which consist of the following courses: Basic Appraisal Principles (30 hours), Basic Appraisal Procedures (30 hours), 15- Hour USPAP or its equivalent (15hours), Residential Market Analysis and Highest and Best Use (15 Hour), Residential Appraiser Site Valuation and Cost Approach (15 hours), Residential Sales Comparison and Income Approaches (30 hours), Residential Report Writing and Case Studies (15 hours)
  • 200 Hours for the Certified Residential Appraiser which consists of the following courses: Basic Appraisal Principles (30 hours), Basic Appraisal Procedures (30 hours), 15-Hour National USPAP or its equivalent (15 hours), Residential Market Analysis and Highest and Best Use (15 hours), Residential Appraiser Site Valuation and Cost Approach (15 hours), Residential Sales Comparison and Income Approaches (30 hours), Residential Report Writing and Case Studies (15 hours), Statistics, Modeling and Finance (15 hours), Advanced Residential Applications and Case Studies (15 hours), Appraisal Subject Matter Electives (20 hours)
  • 300 Hours for the Certified General Appraiser which consists of the following courses: Basic Appraisal Principles (30 hours), Basic Appraisal Procedures (30 hours), 15-Hour National USPAP or its equivalent (15 hours), General Appraiser Market Analysis and Highest and Best Use (30 hours), Statistics, Modeling and Finance (15 hours), General Appraiser Site Valuation and Cost approach (30 hours), General Appraiser Sales Comparison Approach (30 hours), General Appraiser Income Approach (60 hours), General Appraiser Report Writing and Case Studies (30 hours), Appraisal Subject Matter Electives (30 hours)

Experience Requirements:

  • Registered Trainee – No experience required
  • Licensed Residential- 1000 hours in no less than 6 months
  • Certified Residential Appraiser – 2500 hours in no less than 24 months
  • Certified General Appraiser – 3000 hours in no less than 30 months
  • NOTE: NC Point System Requirement is: 300 points in either the residential or general category, 50% must be 1-4 unit single family residential property where the sales comparison approach was used; for the General Certification - 360 points with at least 180 points in the general category 

North Carolina Continuing Education Requirements:

  • There are two CE cycles and appraisers are required to take 28 hours every 2 years 
  • Seven of the 28 hours must be the 7-Hour National USPAP Update course, as required by the Appraiser Qualifications Board of the Appraisal Foundation, or its equivalent
  • USPAP is revised every even numbered year, and appraisers must take the even numbered year edition of the 7-Hour National USPAP Update course by June 1st even numbered year in order to renew in an even numbered year
  • The remaining 21 hours of continuing education must be completed by June 1st of every odd numbered year
