Steps Required to Obtain a Real Estate License in Georgia
There are seven steps you must complete in the Georgia real estate licensing process. The process is managed by the Georgia Real Estate Commission (GREC). The GREC issues all prospective real estate agents a Georgia real estate salesperson license upon completion of these six steps. A real estate salesperson license allows individuals to practice real estate under the professional guidance of a sponsoring broker.

Step 2: Obtain a Georgia Crime Information Center (GCIC) background check of your criminal history. This step may be completed at any local police station or Georgia sheriff’s office. The background check usually costs around $25 and the report is valid for 60 days - you must bring this report with you on your testing day. Real estate agents are expected to uphold professional and legal business dealings, so a clean background check is required in order to acquire a real estate license.
Step 3: Complete your lawful presence verification. The state of Georgia requires anyone seeking real estate licenship to provide proof of lawful presence in the United States. More information regarding this step, and the required documentation, can be found here. In order to prove lawful presence, applicants will need one of the following secure and verifiable documents: U.S. issued passport or passport card; U.S. military ID; OR a U.S. issued driver’s license. Once you have completed this step, you will be sent a Lawful Presence Notarized Affidavit. You must bring this Affidavit and your chosen secure and verifiable document with you on your exam day.
Step 4: After you have completed your educational requirements with Mbition and proven your lawful presence, you are eligible to take the Georgia real estate license exam! All applicants must schedule and pay for their license exam online or at (833) 892-5441 with Psychological Services, Inc. (PSI), the testing service provider.

Step 6: Take your exam on the scheduled day. You must pass both the state and national sections of the exam.
Step 7: Last, but not least, it's time to apply for your license! You must apply within 12 months of passing your exam, or you will need to take the exam again. If you have taken and passed your exam but are not ready to begin practicing right away, you can apply for an inactive license so that you will not have to retake your exam when you are finally ready to apply for licensure. If you are ready to practice immediately after passing your exam, you must apply for an active license. For an active license, you must be sponsored by an active broker and you will need to submit a Sponsoring Broker Statement Form upon application.
